OWNER SERVICES

If you are signed up to RPM for your Property Management Services you will already be aware of the benefits of leaving your property in the hands of a responsible provider who can leave you free to relax knowing that everything is being taken care of. If your Property Management Services are from another provider, RPM can still help when it comes to the provision of Rental Services.

Our basis is that we listen to you and then put together a package of services to meet your needs and your budget. Below are details of the most requested services, if you would like something that is not listed please contact us to discuss your requirements.

KEY HOLDING and KEY HANDLING

If you are renting your property we would advise that RPM hold four sets of keys. This will ensure that there is always a set at the office, a set for cleaning staff, one set for clients and a spare set should any be lost.

We will be happy to arrange for clients to call at our office to collect the keys to their rental accommodation. If you request it we can also escort them to your property.

 

PROVISION OF BED LINEN AND TOWELS.

RPM are happy to provide linens for your rental guests use.

 This means that you do not have to buy multiple sets of bedding and towels and that your own linens can be kept for your personal and family usage.

If you are renting your property out, we will make up the beds with our linen before the guests arrive.

We have a stock of single double and king size sheets and pillowcases all in good quality white cotton.

We will also provide one bath towel and one hand towel per guest, one bath mat per bathroom and two tea towels.

You can request fresh towels and/or linens mid stay for your guests or they can approach us directly if they wish to pay for this additionally. After your guests leave we will change all linens and launder them – the cost of this is included in the price of our Changeover Clean. We then make up the beds ready for the next guests.

The towels are again all good quality white cotton.

By providing this service we can ensure that fresh linen is always available if guests require it and we can save you the cost of additional purchases. If you or a member of your family or a personal guest are going to be at your property following a rental guest, we will be happy to change the bedding and towels and use your personal linens when we make the beds / put out fresh towels.

CLEANING and LAUNDRY

At RPM we offer a wide range of cleaning packages and of course we can always put together a package specific to your requirements.  Our main packages are:-

Mid Stay Linen Change

We will visit your property and change the bed linen, towels and bath mats, and then launder these items.

 ChangeOver Clean

We request that on changeover days clients vacate the properties by 11a.m. latest and for incoming clients we aim to have properties ready for occupation by 4p.m.

Our changeover cleaning includes changing and laundering of bed linen, towels and bath mats. Check to cupboards and fridge/freezer to ensure all ‘old’ food items are thrown away. Wipe surfaces. Clean bathrooms. Cleanl floors. Check that dishwasher, washing machine and bins are empty. Sweep outside patio areas and a wipe over outside furniture. Ensuring that your property is presented well to every client.

Start of Season Cleaning

We have two packages – Spring Clean and Opening Clean.

The Spring Clean consists of a thorough clean of the entire property whilst the opening clean is designed to freshen up the property, make up beds etc.

End of Season Cleaning

We have two packages – End of Season Clean and Closing Clean.

Similarly to the above the End of Season Clean is a thorough clean of the entire property whilst the Closing Clean entails a tidy up, strip beds, put away outside furniture, protect furnishings with dustcovers,where provided, etc.

INVENTORY SERVICES

Inventory Preparation

RPM staff can visit your property and compile an inventory of your possessions. Also if required we can take digital photographs of items for you.

Inventory Checking

RPM can arrange to check your inventory as often as you wish. If required we can produce a ‘short inventory’ which will list the main items on display – TV, DVD Player, etc. plus your kitchen items. This Short Inventory would make regular checking after clients leave a more practical proposition. Again you decide and tell us what service you want and we will meet your needs.

PROPERTY INFORMATION PACKS

To help your clients settle in easily and to safeguard your equipment, RPM will work with you to prepare a Property Information Pack, which will be left in your property for your guests. It will be possible to give them information about your property and the surrounding area – nearest shops, bus stop, etc. There will also be an opportunity to provide copies of equipment user manuals for items such as ovens, washing machines, etc.  You can also inform them of any peculiarities to your property – strange squeaks, that may worry tenants or warnings such as when there are high winds asking clients to ensure that umbrellas are put down and furniture left safely where it can’t be blown away. By doing this you can help to protect your possessions – the little things that only you are aware of relevant to your property only.

 EMERGENCY MAINTENANCE COVER

Owners who do not have Property Management Service cover with RPM may wish to take advantage of our EMERGENCY Maintenance Cover.

RPM can provide you with our contact telephone number for owners/guests to contact in the event of an emergency. Unfortunately in life, problems will sometimes occur – the blocked drain, the electrical socket that stops working, a broken tile, etc. etc. We are here to help you.

Where it is possible, advice will be given over the telephone to resolve the problem.

If this is not appropriate, we will arrange for a visit by our maintenance engineer to assess the problem.

The cost of the Call Out will include the first hours work by the maintenance engineer. Further time will be billed additionally.

Where possible the engineer will solve the problem/repair the damage. Where this is not possible every effort will be made to restore facilities on a temporary basis until the problem can be dealt with fully.

If a tradesman is required or where repair costs will exceed the amount previously agreed with the owner, RPM will contact you with details of the problem and an estimate of the repair costs before proceeding. In all cases RPM will ensure that every effort is made to leave properties safe and secure until completion of any work.

FURNISHING ADVICE and/ or PURCHASES

Advice Visit

RPM can visit clients at their property to advise on a sensible way to furnish their property for rental clients.

Purchase of Furnishings

For owners with an empty property and limited time to spend here, we can discuss their needs and their budget and then organize the purchase and delivery of items to complete their property ready for rental.

SHOPPING / WELCOME PACKS

If you wish you can arrange for RPM to provide Welcome Packs for your Clients. Or we can provide shopping at your request.  Alternatively we can offer this service to clients who book accommodation through us and wish to order additional services for their own comfort.  Further details are shown in the next section - Guest Services.
